The city of Valencia authorises many building permits

The commune of Valence does not benefit from the Pinel tax exemption scheme (zone B2). In the city centre, property prices are €3,200 per square metre. In the districts further away from the city centre, the price drops to €2,800 per square metre.

A number of property developments are currently being marketed in Valencia and 24 building permits have recently been authorised by the city.

The districts of Le Polygone, Chamberlière and Valence le Haut to the east of the city centre are located in priority zones and benefit from a reduced VAT rate of 5.5%. The Valensolles district in the south of the town benefits from the same VAT reduction.

Soils in Valencia may be polluted or protected for their archaeological interest

In the Valence Est district, at the junction of the RN7 national road and the Chemin des Fauconnières, there is the only quarry in the town. In the city centre, the station district and the Faventines district there are a total of 7 underground cavities.

The municipality has 250 polluted or potentially polluted sites. They are concentrated in the city centre of Valence, the Faventines district and the Victor Hugo - Danton district. Before building in these areas, a survey and probably a soil decontamination will be necessary.

The seismic hazard is moderate in Valencia, which is located in seismic zone 3.

As the city centre of Valence is in an archaeological investigation zone, consultation with the Regional Directorate of Cultural Affairs (DRAC) will be necessary before any real estate project. This is also the case in certain sectors of the Maurice Faure, Laprat-Hôpital, Faventines, Les Moulins, Montplaisir and Valence Est districts.
