The city of Béthune is renovating and renewing itself

The commune of Béthune, which is subject to the B1 scheme of the Pinel law, has great property potential. In the centre of Béthune, prices for new properties range from €2,900 to €3,100, except in the hypercentre where the price per square metre of one-room flats can reach €4,000.

A number of real estate developments in the city centre are currently being marketed and 6 building permits have recently been approved.

In the south of the city, the priority districts of Mont Liébaut - Pierrette and Rue de Lille benefit from a reduced VAT rate of 5. 5% to attract real estate projects.

Historically a middle-class town with a long history as a canal town, Béthune's activities have taken different directions, with textiles in the Middle Ages, and mechanical engineering and chemicals at the end of the 20th century. In the 2000s, the watchmaking and packaging sectors experienced a wave of redundancies. Damaged by the two wars, the city is being renewed with the creation of eco-districts and a major urban renewal project.

Several environmental constraints to be taken into account before a property project in Béthune

In Béthune, 100 sites and soils are potentially polluted, and any real estate project on these sites requires a survey and often a soil decontamination before construction.

Underground cavities are numerous in the city centre. Around the town centre, the risk of clay shrinkage and swelling is medium, and some areas are very sensitive to rising water tables. Additional studies before launching a real estate project to ensure its durability could be necessary.

The whole of its territory is classified as a zone of archaeological presumption . In the town centre, it is compulsory to consult the Regional Directorate of Cultural Affairs (DRAC) for any property project. If you move away from the centre, this is not necessary if the property project is smaller than 5,000 m².
