Antibes: very high property prices attract land developers

In the historic centre of the city, property prices reach €8,000 per square metre in Antibes. Moving away from the town centre and the coastline, prices can drop to €5,500 per square metre. The town, located in zone B1, benefits from the Pinel tax exemption scheme.

Twenty or so property developments are currently being marketed in the town centre, around the Juan Les Pins train station near the coast and in the hills above Antibes. Twenty or so building permits have recently been authorised.

Around Avenue de Cannes and Boulevard Raymond Poincaré, 40% of social housing will be required for any real estate project over 1,000 m². This is also the case around the Route Départementale D35, the Chemin de Saint-Claude and the Avenue Jules Grec / Route Départementale D704.

Fire risks and soil pollution are two major risks to be studied in Antibes

A third of the commune'sterritory is covered by clayey materials in the subsoil. The underground cavities are located further north, in the Les Semboules district, between the Allée des Terriers and the Route de Grasse, and at the level of the Valmasque river.

The risk of termite infestation is between 25% and 50%. The seismic hazard is moderate. A site nestled at the level of the A8 "La Provençale" motorway, behind the Carrefour Antibes shopping centre, presents a risk of falling rocks or even a landslide.

280 sites are polluted or potentially polluted in Antibes city centre, around the Juan-les-Pins train station, on the coast along the D6007 departmental road, and around the D35 departmental road.

The districts to the north of the A8 motorway "La Provençale" and the districts between the D435 and the D35BIS are highly exposed to the risk of fire and certain sectors are therefore unbuildable.

The Cap d'Antibes coastline, the Bois de la Garoupe and the area around Fort Carré are managed by a public body. Classified as Natura 2000, these sites cannot be built on in order to preserve the coastline.
