Amiens: land opportunities concentrated in the centre and south of the city

The commune of Amiens, which is subject to the B1 scheme of the Pinel law, has great property potential. In Amiens, property prices rise to €3,700 per square metre in the hypercentre, and easily fall to less than €3,000 per square metre if you move away from the heart of the city.

45 property developments are currently being marketed, mainly in the centre and south of the town. 64 building permits have recently been authorised.

The city has a number of priority neighbourhoods, namely Amiens Nord Ouest, Amiens Val d'Avre, Etouvie, Saint-Leu Notre Dame, and Sud Est. These districts benefit from a reduced VAT rate of 5.5% to attract property projects.

Potential pollution clean-up costs to be studied before any property project in Amiens

The city centre has 2 underground cavities which are concentrated in the north of Amiens, in particular in the Saint-Maurice district.

Ten or so sites are exposed to landslides, with the risk of landslides, rockslides and collapses.

900 sites are polluted or potentially polluted in Amiens , i.e. 2% of the municipality, particularly in the city centre, and any real estate project on these sites requires a survey and often a soil decontamination before construction.

Most of the area is located in a zone of archaeological suspicion. The Picardy region has set up a Zone de Protection du Patrimoine Architectural (ZPPA ) which defines the zones and their levels of archaeological sensitivity in Amiens. In the event that a property project exceeds the maximum authorised footprint, it must be transmitted to the regional archaeology department.
