Bassin d'Arcachon: 19 hectares open to housing construction

Half of the communes in the Arcachon Basin have seen their PLU change in 2019

3 communes are heavily impacted with major changes to constructability in Biganos, Lège-Cap-Ferret and La Test-de-Buch. 3 other communes have undergone modifications to their PLU (Local Urban Planning) with minor impacts on feasibility.

A total of 19 hectares are now allowed to be built, while 30 hectares have been banned.

 

In Biganos, the PLU which planned to explode the feasibility of certain plots of land has been postponed until after the Municipal elections

The town of Biganos, nicknamed "The Gateway to the Bay of Arcachon", has a lot of news in store. The approval of the new PLU has been postponed at the request of the prefect of the Gironde to at least March 2020.

This PLU provided for the opening up of 18 hectares to construction and the prohibition of 19 hectares. This means, on the one hand, densification around the major axes and the opening up of previously closed sites for urbanisation. And on the other hand, the limitation of urban sprawl and the affirmation of spaces dedicated to public facilities. If the PLU is approved as it stands, three sectors will be affected:

  • Avenue de la Libération: 10 hectares of the site have had their maximum heights and widths significantly increased. The Avenue de la Libération opens the door to great construction opportunities.

  • Rue Gambetta: 8 ha of site previously closed to urbanisation in a "2AU" zone, are now authorised for housing construction. The owners? Private individuals.

  • Ninèche district: along the Avenue de la Côte d'Argent, mostly privately owned, 19 hectares of suburban sites are now closed to housing construction.

 

Lège-Cap-Ferret: 7 ha now forbidden to build on the seafront

And 1 ha owned by a private individual now permitted on the fringe of natural areas.
