Nantes: 30 hectares are now buildable for 6-storey buildings following the latest modification of the PLU

The transformation of the Erdre district in the north-east of Nantes

One of the last land reserves in the north-east of Nantes was opened up to urbanisation following the amendment of 30 June 2017 to the Nantes Local Urban Plan (PLU). A total surface area of 30 hectares, comprising 45 plots of land that were previously unbuildable because they were in the 2AU zone, has been opened up for urban development as part of the "Champ Manoeuvre" urban project, which is overseeing the transformation of the Erdre district in Nantes.

On 26 hectares, the height has been increased to 19 metres, i.e. 6 levels, and the 100% of the authorised right of way allows for more than 1,000 dwellings in this UPCm1 sub-zone.

The district is particularly well-to-do between the well-to-do southern district of Carquefou, a neighbouring commune of Nantes, and the Saint-Joseph de Porterie district, which makes the district attractive despite the immediate proximity of the prison. Access will be mainly by car and bus, as the nearest tramway is the T1 terminus at Beaujoire station, one kilometre to the south.

The other sectors that can now be built

In addition, there are 3 hectares in the UPCm2 sub-zone with a maximum height of 39 metres and 0.3 hectares in a small peripheral UB sector with a maximum height of 11 metres.
