Grenoble: numerous building permit authorisations and high property prices depending on the district

The commune of Grenoble, located in zone B1 of the Pinel law, is eligible for the Pinel tax exemption scheme. Property prices vary greatly depending on the district in Grenoble. In the Polygone Scientifique district, they are around €4,000 per square metre. In the Jouhaux district, they are almost halved to €2,200 per square metre.

The city has approved about 50 collective building permits recently.

The Eaux-Claires - Libération, Vigny Musset, Teisseire and Notre-Dame districts are located in priority zones and benefit from a reduced VAT rate of 5.5% to attract real estate projects.

The commune is located in seismic zone 4, i.e. a medium seismic hazard. Buildings may need to be protected against earthquakes.

A risk of landslides exists in the Championnet district, between Rue de Turenne, Rue Pierre Arthaud and Rue Paul Dijon. This is also the case in the hypercentre, at the level of Boulevard Gambetta, and there is a risk of falling boulders and landslides at the intersection of Quai Créqui and Boulevard Edouard Ray, as well as along the Via Ferrata route, further north in the city.

Grenoble is home to 1,000 polluted or potentially polluted sites, representing 9% of the city's soil. A soil survey and decontamination will probably be necessary before any real estate project.

The north-east of Grenoble, i.e. the Saint-Laurent district and part of the city centre and the Île Verte and Notre Dame districts, are located in an archaeologically presumed zone. Real estate projects in these areas must be consulted by the Regional Directorate of Cultural Affairs (DRAC).
