The PLU of Aix-les-Bains has been replaced by a PLUi in 2019

The Local Urban Plan (PLU) of Aix-les-Bains has been replaced by the Intercommunal Local Urban Plan (PLUi) of Grand Lac in 2019, which provides for the creation of 9,000 homes by 2030.

Aix-les-Bains is an important French spa town that sits on the largest natural lake of glacial origin in France, Lac du Bourget. Once visited mainly for spa treatments, tourism has now developed and the town receives up to 200,000 visitors each year. The town's pop-rock festival, Musilac, attracts 80,000 people each year. In addition to its thermal baths, Aix-les-Bains is also a flowery and industrial town where large companies such as General Electric have their headquarters.

In the city centre, the authorised heights are 17.5 metres and can reach 27 metres on certain plots of land which allow the construction of a greater number of floors. There are no regulations on the ground surface area.

Along the Rue André Rebuffel and then the A41 motorway and around the Aix-les-Bains Le Revard station, the town has reserved parking spaces. This is also the case near the Petit Port and the Grand Port d'Aix-les-Bains, between Boulevard Lepic and Route Royale, and at the Impasse des Tourelles.

The municipality is attracting new inhabitants and with a population that increases by 1% every year.
