The Local Urban Plan of the commune of Royan has been in force since 2016

Currently under revision, the Local Urban Plan of Royan is expected to be completed by the end of 2019.

Marie-José Dauzidou, deputy mayor of Royan, Patrick Marengo, is in charge of urban planning.

Situated on the Gironde, the largest estuary in Europe, Royan is home to the marshes and cliffs of the Gironde coastline which are classified as Natura 2000 sites, such as the Pousseau marsh.

The urban zones are mainly governed by the regulations of the UE, UH and UD zones. Nearlyone in four plots in the commune of Royan is in the EU zone, which corresponds to the seaside residential construction areas, in the form of individual housing and small collective housing. The regulations of the UH zone, which covers 14% of the plots, govern the commune's extension zone, a mixture of suburban housing and occasional buildings between the centre and the peripheral suburban areas. The suburban extensions, 29% of the land, are in the UD zone.

Some real estate projects are being developed in this seaside town

In 2018, this Charente-Maritime municipality authorised 10 building permits for collective and individual housing, located mainly in the town centre, near the station and in the Villages and Pontaillac districts.

Royan isa town of art and history, thanks in particular to its post-war architectural heritage, and has an area under the protection of historic monuments, which crosses its town centre and runs from the parish church of Saint-Pierre, near the Château de Mons, to the Palais des Congrès, near the Royan pier. Construction projects within this perimeter will have to be submitted to the Architectes des Bâtiments de France for approval.
