The Local Urban Plan of La Roche-sur-Yon is in force since 2018

A large part of the town of La Roche-sur-Yon is covered by agricultural and natural areas with Natural Areas of Ecological, Faunistic and Floristic Interest in the east of the town with the Riaillée valley, the Badiole pond and the vast area of woodland and bocage to the east of La Roche. Land opportunities should be explored in urban areas such as the UB zone, which is a mixed zone dominated by semi-detached or detached houses and low-rise apartment blocks. Half of the plots in La Roche-sur-Yon are in the UB zone.

The Napoleonic town in the Vendée is home to some real estate projects

The Pentagon, the city centre of La Roche-sur-Yon built in the image of Roman cities and the largest Napoleonic urban area, is mainly a protected area due to the historic monuments it contains, such as the Saint-Louis Church, the neo-classical theatre and the Renaissance pavilion. In Saint-André-d'Ornay, another historical protection area surrounds the abbey of Notre-Dame des Fontenelles.

4 building permits for collective housing were authorised in 2018, corresponding to 200 new homes. They are located in the Pentagon, around the station and in the La-Bourg-sous-la-Roche district on Rue du Général Guérin.
