Valenciennes is a city with a rich heritage and strong real estate potential

The town of Valenciennes, which is subject to the B1 scheme of the Pinel law, has great property potential. Prices for new properties in the town centre are around €3,500. Around ten property developments are currently being marketed and 17 building permits have recently been authorised.

The neighbouring districts of Carpeaux, Val d'Escaut and Faubourg de Lille in the north of Valenciennes benefit from a reduced VAT rate of 5.5% in order to attract real estate projects. In the south of the city, the districts of La Chasse Royale and Faubourg de Cambrai benefit from the same VAT reduction.

The city of Valenciennes has a rich cultural past: nicknamed the "Athens of the North", it was a very prosperous mining town in the 19th century. Today, the city has an important cultural heritage, with the recently renovated Musée des Beaux-Arts, which attracts many visitors.

In Valenciennes, 250 sites and soils are potentially polluted, i.e. 2% of the municipality, and any real estate project on these sites requires a survey and often a soil decontamination before construction.

Almost all of its territory is classified as a zone of archaeological presumption. In order to build in the hypercentre, consultation with the Direction des Affaires Régionales (DRAC) is required before launching any real estate project. For the rest of the territory, it is only necessary to contact the DRAC if the project exceeds 500 m² or 5,000 m² depending on the area concerned.

The seismic hazard is moderate: the construction may require reinforcement, this potential additional cost is to be investigated.
