Saint-Jean-de-Luz: a historic tourist town with great property potential

Subject to the B1 scheme of the Pinel law, the commune of Saint-Jean-de-Luz has great property potential.

3 developments are being marketed in 2018 in Saint-Jean-de-Luz in the town centre and in the Sainte-Barbe and Kokotia districts.

Prices for new properties are as high as €10,000 per square metre for a four-room apartment in the city centre.

The town is authorising 8 permits for the construction of collective housing in the municipality of Saint-Jean-de-Luz in 2018, located in the town centre, along André Ithurralde Avenue and near the Côte Basque Sud polyclinic.

The town centre of Saint-Jean-de-Luz, which is home to historic houses dating from the 15th to the 20th century, including the house that once housed the Sun King, is in a zone of presumed archaeological prescription and requires an archaeological diagnosis prior to any property project.

Additional construction costs to be accounted for in Saint-Jean-de-Luz

Some plots of land are unbuildable along the Nivelle, due to the risk of flooding, but some remain buildable under certain conditions, with the cost of bringing them up to standard to be anticipated for any real estate project, notably near the railway station and next to the Chantaco Golf course.

More than a hundred sites are polluted or potentially polluted, mainly in the city centre and along the Basque Coast motorway, and require a study or even soil decontamination.

An additional construction cost is to be expected for real estate projects in the commune of Saint-Jean-de-Luz, which is entirely based on clay soil, and the majority of these sites present a strong risk of clay shrinkage and swelling.

With a termite infestation rate varying between 75% and 100%, any property project in the commune of Saint-Jean-de-Luz will require a study followed by a termite control treatment.
