Poitiers: a historic city with some real estate projects

Subject to the B2 scheme of the Pinel law, the town of Poitiers offers strong property potential.

7 programmes were marketed in Poitiers in 2018 in the city centre, around the Paul Rébeilleau stadium next to the law faculty and in Poitiers Ouest. The surrounding communes also welcomed 8 property programmes in 2018. The municipalities concerned, which are part of the Greater Poitiers urban community, are Buxerollles, Vouneuil-sous-Biard, Saint-Benoît and Mignaloux-Beauvoir.

Prices for new property reach €3,000 per square metre for a studio apartment in this large student city, whose university reputation dates back to the 15th century with the creation of its University.

18 building permits, mainly for collective housing, were authorised in 2018 in this commune of the Vienne department and are mainly located in the city centre, near the Jardin des Plantes and in the Montbernage - Pont Neuf, Beaulieu and Gibauderie districts.

Poitiers has defined 3 Zones d'Aménagement Concerté in the commune near Poitiers Biard airport, in the Trois Cités district and in Saint-Eloi. 2 Zones d'Aménagement Concerté, Gibauderie and République IV, also cover the land of neighbouring communes within the framework of the PLUi of Grand Poitiers, Saint-Benoît and Migné-Auxances respectively.

Properties located in the priority districts of Bel Air, Couronneries, Beaulieu and Trois Cités benefit from a 5.5% VAT rate.

The city centre of Poitiers, as well as the area around the Clain and Boivre rivers, is located in a zone of presumed archaeological prescription and real estate projects in this zone will require an archaeological diagnosis.

Environmental constraints to be taken into consideration for any real estate project

The rivers Clain and Boivre make the plots bordering them unbuildable due to the risk of flooding. However, some plots in the town centre can be built on subject to conditions and involve the cost of bringing them up to standard.

More than a hundred ground movements, mainly landslides around the city centre, have taken place in the commune of Poitiers. More than 200 underground cavities are located on the roads bordering the rivers of Poitiers - avenue de Paris and de la Libération, rue des 4 Roues and de la Croix Rouge and boulevard Coligny. This implies a cost of securing the soil for any real estate project on these roads.

The entire city of Poitiers is underlain by clay soil and requires additional construction costs for any real estate project.

A diagnosis, or even a termite control treatment, must be considered before any real estate project, as the level of infestation can reach 25% in the commune of Poitiers.
