Orléans attracts land developers with its very dynamic property market

Orléans is located in zone B1 of the Pinel scheme and is eligible for tax relief. Around the city centre, property prices reach €4,000 per square metre and fall to €3,500 per square metre in the more remote areas.

Twenty housing programmes are currently being marketed and the city has recently authorised 40 building permits for both multi-family and single-family housing.

The Argonne, Blossières, La Source, and Saint-Marceau districts are located in priority zones and benefit from a reduced VAT rate of 5.5% to attract real estate projects.

The North of Orléans has many environmental constraints that need to be studied before launching a property project

In the whole northern part of the municipality there are a very large number of underground cavities and the probability of encountering clayey materials in the subsoil is high. The southern part of Orléans has only 7 underground cavities.

The city of Orléans has 400 polluted or potentially polluted sites. They are once again concentrated in the north of the town, and are also numerous in the Jardin des Plantes - Hippodrome, La Cigogne, La Mouillère and Saint-Marceau districts to the south of the Loire. Prior to construction, a soil survey and decontamination will probably be necessary.

Many sites, particularly in the north of the city and in the La Binoche district to the south, are at high risk of collapse.

The Natura 2000 site of the Loire Valley, which crosses the city, is protected by an agreement that must be respected when building near the river. The entire area of the town of Orléans is located in an archaeological investigation zone. Consultation with the Regional Directorate of Cultural Affairs (DRAC) will be mandatory before any property project is undertaken.
