Mulhouse: a dynamic property market with low new prices and reduced VAT

Mulhouse benefits from the Pinel tax exemption scheme (Zone B1). Property prices in the city centre are €2,600 per square metre. The price drops to €2,100 per square metre as you move away from the heart of the city.

A few property developments are currently being marketed in the city centre and in the Europe - Nouveau Bassin district. 13 building permits , mainly for collective housing, have recently been authorised.

The entire city centre of Mulhouse and the districts of Bourtzwiller, Brustlein, Drouot and Les Coteaux are located in the reduced VAT zone at 5.5%. There are many real estate projects there.

The soil of Mulhouse, polluted or protected for its archaeological interest, must be studied before any real estate project

Underground cavities are numerous throughout the area, particularly in the centre of the town. The Rebberg district is very exposed to ground movements.

The historic western centre of Mulhouse and certain areas of the Coteaux district, the Haut-Poirier district and the Rebberg district are in an archaeological prescription zone. Building projects will be limited in floor area according to the threshold defined by the Regional Directorate of Cultural Affairs (DRAC).

As the seismic hazard is moderate, buildings may need to be reinforced.

In Mulhouse, 500 sites are polluted or potentially polluted , i.e. 2% of the municipality's soil. Before a real estate project is carried out, a survey and soil decontamination will probably be necessary.
