Historic medieval town, Mont-de-Marsan offers some real estate opportunities

Subject to the B2 scheme of the Pinel law, the town of Mont-de-Marsan offers strong property potential.

Mont-de-Marsan is not hosting any new property developments in 2018.

Construction projects for collective and individual housing are authorised through 7 permits in 2018. They are located in the city centre and in the Bourg-Neuf district.

The priority district of Le Peyrouat, located near the Mont-de-Marsan air base, benefits from a 5.5% tax. It is included in the new national urban renewal programme.

Situated on the Via Lemovicensis of the Compostela route, and still containing vestiges of the medieval history of Mont-de-Marsan, its town centre is in a zone of presumed archaeological prescription and requires an archaeological study prior to any property project.

As home to one of the largest French Air Force bases, the Mont-de-Marsan racecourse area, classified as zone A and B of the noise exposure plan, cannot accommodate housing construction projects.

Environmental constraints to be taken into account for any property project in Mont-de-Marsan

An additional construction cost must be taken into account for any project in Mont-de-Marsan because the entire town is built on clay soil.

Any real estate project on more than a hundred sites will require a study, or even a clean-up of the soils, because they are polluted or potentially polluted. They are mainly located in the city centre and in the districts of Saint-Jean d'Août, Peyrouat, Bourg-Neuf and Barbe d'or.

A diagnosis, or even a termite control treatment, is necessary in this Landes commune, which has a termite infestation level of up to 75%.
