Menton: a seaside resort with high property prices

Around the town centre, property prices are around €5,000 per square metre, and can rise to over €6,000 per square metre as you approach the Baie du Soleil. The town of Menton is located in zone A of the Pinel scheme , which allows you to claim tax exemption.

A few real estate programmes are currently being marketed and a dozen collective building permits for the construction of 500 housing units have recently been authorised.

The town centre and the Riviera district are located in a social mix zone where a minimum of 35% of social housing will be imposed for any real estate operation of more than 800 m² or more than 12 dwellings. This is also the case around the Route du Val de Gorbio, the Route Départementale D2566 and along the Avenue Porte de France.

The risk of termite infestation is high, between 25% and 50%. The seismic hazard is medium, the town being in seismic zone 4. Buildings may require seismic protection.

At the level of the Serre de la Madone, the area is unbuildable because the plot is managed by a public body. If you want to build on the edge of the Carei Valley - the hills of Castillon or Cap Martin, you must respect the charter of these Natura 2000 sites.

Between the Menton train station and the A8 motorway, and along the Route de Sospel, 100 sites are exposed to a high risk of land movement. In the majority of cases there is a risk of landslides, but there are also risks of block flows and falls and of landslides.

Menton has 100 polluted or potentially polluted sites concentrated in the town centre and around the Avenue des Acacias and the Route Départementale D2566.

The entire coastline from Menton to the Menton train station and along the Route de Gorbio are in an archaeological investigation zone. Before a real estate project, it is necessary to consult the Regional Directorate of Cultural Affairs (DRAC).
