Limoges: a historic city with great property potential

Subject to the B1 scheme of the Pinel law, the town of Limoges has great property potential.

10 programmes are being marketed in Limoges in 2018, located in the city centre and near the Toulouse park.

Prices for new property are as high as €3,500 per square metre for a studio in the centre of Limoges, a city that attracts students from the region with its university.

10 building permits for collective and individual housing were authorised in 2018 by this Haute-Vienne commune, mainly located in the town centre and around the science and technology faculty.

The municipality of Limoges has defined 9 priority neighbourhoods that benefit from a 5.5% VAT rate: Les Coutures, Le Sablard, Portes Ferrées, Bellevue, Val de l'Aurence Sud, Val de l'Aurence Nord, Le Vigenal, La Bastide and Beaubreuil. The Portes Ferrées and Val de l'Aurence Nord districts are included in the new national urban renewal programme.

AGallo-Roman city in the Limousin, the city centre of Limoges, which houses the Gallo-Roman amphitheatre, is presumed to be under archaeological prescription and any project within it must be preceded by a preventive archaeological diagnosis.

Additional construction costs to be accounted for in a project in Limoges

The commune of Limoges is crossed by the river Vienne, which makes the plots bordering it unbuildable due to the risk of flooding, and by one of its tributaries, the Aurence, which implies a cost of upgrad ing for the plots bordering it, buildable under conditions.

Nearly one in fifty plots of land in the commune of Limoges is underlain by an underground cavity, especially in the city centre, and requires the cost of securing the land prior to any construction.

Additional construction costs are to be expected for land on clay soil, particularly along the Vienne River, in the area from the Parc de l'Aurence to Limoges airport, around the Dupuytren university hospital and around the Limoges exhibition centre.

More than a thousand sites are polluted or potentially polluted, concentrated in the central part of the Limoges commune. A real estate project on one of these sites must be preceded by a study, or even a soil decontamination.
