Lens, a former mining town with strong real estate potential

The commune of Lens, which is subject to the B1 scheme of the Pinel law, has great property potential. The price of new-build property varies between €3,000 and €3,500, depending on its proximity to the town centre.

Only a few housing programmes are currently being marketed, notably in the new Montgré eco-district and near the Place du Cantin. 12 building permits for collective housing were authorised in 2018.

Almost half of the city is located in priority neighbourhoods with a lowered VAT rate of 5.5% to attract property development. The city has a high rate of social housing, at 38%.

Known for having been one of the main urban centres of the Nord-Pas-de-Calais mining basin, Lens is a historically mining town. Today, it remains socially, economically and culturally marked by its past, but is renewing itself, notably with its football team, Racing Club de Lens, and with the opening of the Louvre Lens Museum in 2012.

100 sites and soils are potentially polluted in Lens and any real estate project on these sites requires a survey and often a decontamination of the soil before construction.

Although there are no quarries in the vicinity, there are many underground cavities , especially in the city centre.

The south of the city may be subject to groundwater overflow. Further studies before launching a housing project to ensure its sustainability may be necessary.

The whole of its territory is classified as a zone of archaeological presumption with compulsory consultation of the Regional Directorate of Cultural Affairs (DRAC) before the launch of a property project.
