Hyères: high prices and many building permits authorised
The town of Hyères is eligible for tax exemption as it is located in zone A of the Pinel scheme. In the town centre, prices reach €4,700 per square metre.
A dozen real estate programmes are currently being marketed, mainly in the city centre. 18 collective building permits located in the city centre and on the coast have recently been authorised.
The town centre of Hyères and the Val des Rougières district are priority districts located in a reduced VAT zone of 5. 5% to attract property projects.
Surveys to check for soil pollution and termites will probably be necessary in Hyères
The risk of termite infestation is high, from 25% to 50%. The risk of encountering clayey materials in the basement is high in the Bagéou, Coupiane, and Notre Dame de Lorette districts.
At the level of Rue St-Pierre where the Villa Noailles is located, there is a risk of collapse. In the Giens district, around the Plage des Darboussières and between the Allée des Sternes and the Route du Port Niel, there is also a risk of ground movement.
In the La Font de la Ville district, near the Allée des Pinsons and the Allée André Gide, 3 natural underground cavities are present. In the Coupiane district, 3 other underground cavities exist.
Hyères has 200 polluted or potentially polluted sites which are concentrated in the town centre and on the coast in the Giens district.
Several sectors, in the town centre and on the coast, around the D12 departmental road in the Vallée de Sauvebonne, and along the D559 departmental road in the Sainte-Eulalie district, are in an archaeological investigation zone. Real estate projects will have to be consulted by the Direction Régionale des Affaires Culturelles (DRAC).
Along the Almanarre beach and the Salins beach, the plots of land are managed by a public body and cannot be built on for the preservation of the coastline.
