Hendaye: a historic border town with great property potential

Subject to the B1 scheme of the Pinel law, the town of Hendaye has great property potential.

4 developments are being marketed in 2018 in the town of Hendaye in the town centre and Lissardy areas.

Prices for new-build properties are as high as €4,900 per square metre for a studio in the city centre.

The municipality of Hendaye is authorising the construction of 66 homes in 2018, through 4 building permits located in the town centre and in the Plage district.

Aborder town between France and Spain, Hendaye has been the scene of many wars between the two nations. Some of the land in the town centre, near the Hendaye train station and especially around the Abbadia castle-observatory, on the Abbadia estate and the Basque coastline, as far as Pointe Sainte-Anne, which are Natura 2000 sites, are in a zone of presumed archaeological prescription. All real estate projects undertaken on these sites require a prior archaeological study.

Environmental constraints to be taken into account on certain land in Hendaye

Nearly sixty sites are polluted in the town of Hendaye in the town centre, around the station and in the beach area. These sites will require a study, or even soil decontamination, before any real estate project.

Almost the entire municipality of Hendaye is underlain by clay soil, with a strong shrink-swell hazard towards the Lissardy district and the Abaddia estate, and a medium one in the town centre. An additional construction cost is to be expected for property projects in Hendaye.

With termite infestation levels ranging from 75% to 100%, any property project in Hendaye will require a survey followed by termite control treatment.
