Property prices are high in Fréjus, located in zone A of the Pinel law

The town of Fréjus is eligible for tax exemption as it is located in zone A of the Pinel scheme. Prices are high and can reach 4,900 € per square metre in the town centre.

About ten real estate programmes are currently being marketed, half of which are around the town centre and the other half in the heights of the commune, along the D4 road and the Capitou industrial zone in particular. A few building permits for the construction of individual housing have recently been authorised.

The Agachon district, to the north-west of the city centre, is located in a priority zone and benefits from a reduced VAT rate of 5. 5% to attract property projects.

A quarry which is still in operation is located to the north of the commune between the Vallon de la Moure and the Vallon de Fouricaton. Another quarry exists near the D37 road and the Reyran torrent. To the east of the La Palud industrial estate, there is a high probability of encountering clayey materials in the subsoil. This is also the case in part of the city centre, Gallieni and Bellevue.

Underground cavities are numerous along the D37 and around the Marre à Trache road. Some areas around the DN7, the D559 and the A8 motorway are at high risk of ground movement.

60 sites are potentially polluted in Fréjus, particularly in the town centre. The risk of termite infestation is high, between 25% and 50%. As almost the entire area of the commune is located in an archaeological investigation zone, real estate projects will often have to be consulted by the Direction Régionale des Affaires Culturelles (DRAC).

The north of the commune, and in particular the La Tour de Mare district, is highly exposed to the risk of fire, which makes large areas unbuildable. Around the Étangs de Villepey, construction is forbidden and the land is managed by a public body. The Natura 2000 sites of the Maures Plain and Massif, the Argens Mouth and Val d'Argens, the Colle du Rouet Forest and the Massif de l'Esterel have their own charters that must be respected when planning a property in the area.
