Clermont-Ferrand attracts land developers with its very dynamic property market

Clermont-Ferrand is located in zone B1 of the Pinel scheme and is therefore eligible for tax exemption. In the districts close to the city centre, particularly the Les Salins district, property prices can reach €4,500 per square metre.

25 housing developments are currently being marketed and the city has recently approved over 70 building permits for both multi-family and single-family housing.

The Saint-Jacques, Fontaine-du-Bac, La Gauthière, Croix-de-Neyrat and Champratel-Les Vergnes neighbourhoods are priority neighbourhoods that benefit from a reduced VAT rate of 5.5%.

In many parts of the city, the probability of encountering clayey materials in the subsoil is high. The seismic hazard is moderate, as the town is located in seismicity zone 3.

The three underground cavities in the town are located in the Saint-Jacques district along Boulevard Paul Pochet Lagaye and in the Oradou district between Boulevard Lafayette and Rue de l'Oradou. There is a high risk of collapse at the Allée des Bleuets in the Saint-Jacques district and a high risk of landslides at the Chemin de Praslong in the Les Ronzières district.

Clermont-Ferrand is home to 150 polluted or potentially polluted sites spread throughout the area. Any real estate project will require a survey and probably a soil decontamination before construction.

The entire area of the commune is located in an archaeological survey zone, so any real estate project must be consulted by the Direction Régionale des Affaires Culturelles (DRAC). When building near the Natura 2000 sites of the thermophilic valleys and hillsides to the north of Clermont-Ferrand and the xerothermic valleys and hillsides of the Couzes and Limagnes, care must be taken to respect the agreements in place on these sites.
