Cholet: a historic town with great property potential

The commune of Cholet, which is subject to the B2 scheme of the Pinel law, offers strong property potential.

No real estate projects were marketed in 2018 in the municipality of Cholet.

7 building permits were authorised in 2018 in Cholet for collective and individual housing in this Maine-et-Loire commune. They are located in the city centre, Lorraine and Guignardière districts.

Around the city centre, 4 priority neighbourhoods have 5.5% VAT zones: Bretagne Bostangis, Colline Villeneuve, Jean Monnet and Favreau Les Mauges, which is part of the new national urban renewal programme.

All the plots of land on the banks of the river Moine which runs through Cholet are unbuildable due to the risk of flooding.

The commune of Cholet, also known for its 19th century spinning mills, laundries and weavers' houses,is entirely in a zone of presumed archaeological prescription, which means that an archaeological diagnosis is required before any construction can take place.

Factors to be considered before any real estate project in Cholet

Numerous sectors are affected by road noise from 30 to 250 metres in Cholet, such as around the boulevards de Touraine, de la Treille and de la Minée, but this does not prevent the developmentof housing projects, such as on Rue Sadi Carnot, classified in category 3 of the road noise classification. In the Tuilerie district, the plots of land around the Cholet le Pontreau airfield, categorised in zones A and B of the Noise Exposure Plan, are unbuildable for housing.

More than 200 sites, concentrated mainly in the city centre, Libération, Lorraine and Tuileries-Leclerc districts, are polluted or potentially polluted, which generates a cost for the study or even the decontamination of the soil before construction.

Many plots in the Pasteur-Bretagne and Tuilerie-Leclerc districts are on clay soil and require additional construction costs.

As the termite infestation rate in the commune of Cholet can reach 10%, any real estate project should be preceded by a diagnosis and possibly a termite control treatment.
