In Cannes, property prices can reach €10,000 per square metre

Around the centre of Cannes, property prices reach 7,500€ per square metre. On the Pointe de la Croisette, the price per square metre can exceed 10,000€. Cannes benefits from the Pinel tax exemption scheme (zone A).

In the commune of Cannes, a dozen real estate programmes are currently being marketed. The city has authorised 11 collective building permits to create 250 homes.

The priority districts of Ranguin, La Bocca Nord and Garibondy, located near Cannes-Mandelieu airport, benefit from a reduced VAT rate of 5.5%.

To the west, in the districts of Ranguin, La Bocca Nord and around the La Frayère train station, the probability of encountering clayey materials in the subsoil is high. This is also the case in the northern part of the Californie Pézou district as far as Chemin des Collines, to the east of Cannes.

There are only two underground cavities in the town, located in the Californie Pézou district at the level of Avenue Montrose and Avenue de Vallauris. Between the Chemin de la Croix des Gardes and the Avenue de la Croix des Gardes, there is a strong risk of collapse.

The seismic hazard is moderate. The risk of infestation by termites is between 25% and 50%. The area covered by Cannes has 400 polluted or potentially polluted sites, mainly in the city centre and around Boulevard Carnot, in the La Bocca district and on the Pointe Croisette.

In order to build in the vicinity of the Vallon and the Roquebillière rock, it will be necessary to respect the regulations of the site concerned by a Biotope protection order. At the crossroads of the Voie Julia, the Chemin du Cannet and the Chemin de Riquebonne, there is an archaeological survey zone. Consultation with the Direction Régionale des Affaires Culturelles (DRAC) will be required for construction at this location.

Certain sectors of the California Pezou, La Bordé, La Croix des Gardes, Garibondy, Les Fumades, Riquebonne, and Super Cannes districts are exposed to a high risk of fire and are therefore unbuildable.
