Besançon: a dynamic property market with many building permits authorised

In Besançon, property prices are around €3,300 per square metre. As you move away from the city centre, the price drops to €2,500 per square metre. 8 property developments are currently being marketed, notably along the Rue de Dole and Rue de Belfort.

The city of Besançon has been excluded from the Pinel scheme by remaining in zone B2, which does not allow for tax exemption. About fifty building permits, mainly for collective housing , have recently been authorised.

The Planoise, Grette-Butte, Montrapon, Orchamps and Clairs-Soleils districts benefit from a reduced VAT rate of 5.5% to attract real estate projects.

In Besançon, 3.5% of land will have to be cleaned up

To the north of the town, at the entrance to the Forêt de Chailluz, there is the only quarry in the town. There are 10 underground cavities, most of which are located in the south of the town.

Areas exposed to ground movements are also located to the south of Besançon, notably between the Fort de Chaudanne and the Fort de Rosemont. Buildings may need to be reinforced, as the town has a moderate seismic hazard.

In Besançon, 900 sites are polluted or potentially polluted, i.e. 3.5% of the municipality's soils, throughout the territory with the exception of the Forêt de Chailluz. The launch of a real estate project on these sites will require a survey and probably a soil decontamination beforehand.
