The historic city of Bayonne attracts land developers

Subject to the B1 scheme of the Pinel law, the town of Bayonne offers great property potential.

43 developments were marketed in Bayonne in 2018, located mainly in the city centre and in the Arènes district, on Avenue Maréchal Soult, near Bayonne station and in the Saint-Etienne Arrousets district.

Prices for new buildings are as high as €5,800 per square metre for a four-room apartment in the city centre.

The Local Urban Plan defines different sectors in the municipality that encourage the construction of social housing. Sector 1, for example, which covers the areas on either side of the Aritxague stream, on Avenue du Prissé and Saint-Bernard - Matras, requires a minimum of 30% for any operation of more than 20 dwellings or more than 1,400 square metres of floor area.

On the right bank of the Adour, the priority districts of Maubec - Citadelle and Hauts de Sainte Croix benefit from a 5.5% VAT rate.

Occupied since before Antiquity, archaeological studies prove that Bayonne was occupied by the Tarbelli, the Romans and then the Vascons. The historic centre of the town, as well as certain areas, notably towards the Citadel, on either side of the Avenue du Prissé and in the Saint-Léon district, is today in a zone of presumed archaeological prescription and any property project requires an archaeological survey beforehand.

Environmental factors to be considered for a land project in Bayonne
