A city with a rich history and strong real estate potential, Angers attracts land developers

The commune of Angers, subject to the B2 scheme of the Pinel law, offers strong property potential.

43 property developments have been marketed in Angers since 2018. These are concentrated in the city centre, Saint-Jacques Nazareth, Jean Moulin, Beauséjour, Montesquieu, Liberté and around the station.

Prices for new homes in Angers reach €4,000 per square metre in the Saint-Jacques Nazareth district for a four-room apartment.

Eight areas in Angers benefit from a 5.5% VAT rate: the priority neighbourhoods of Savary, near the Jardin des Plantes, Grand Pigeon, Monplaisir, Hauts de Saint-Aubin, Belle Beille, next to the Saint-Nicolas park, Roseraie, Beauval Bedier Morellerie and Le Grand Bellevue, near the Ardoisières park.

Rich in history since Antiquity, the commune of Angers, in the ancient historical region of Anjou, experienced a golden age in the Middle Ages when the castle of the Dukes of Anjou and the Logis de Haute Folie were built and the University of Angers was established. Many sectors require an archaeological diagnosis before any construction, mainly the town centre, an archaeologically sensitive zone, the area around Lac de Maine and the Hauts de Saint-Aubin, which are in a zone of presumed ecological prescription.

Environmental constraints to be taken into account for any property project in Angers

The Maine River, which crosses the commune of Angers, makes the plots bordering it unbuildable because of the risk of flooding, with the exception of certain plots that are conditionally buildable in the city centre around the University of Angers and in the François Mitterrand district.

More than 300 sites, concentrated mainly in the city centre, Libération, Lorraine and Tuileries-Leclerc districts, are polluted or potentially polluted, which means that the cost of diagnosing and even cleaning up the soil before construction is high.

Almost the entire city is built on clay soil and requires additional construction costs.

With a termite infestation rate of up to 10% in Angers, a diagnosis and possibly a termite control treatment operation will be required.
