Phocaean port city, Agde offers opportunities for land development

The commune of Agde, subject to the B1 scheme of the Pinel law, has a strong real estate potential.

7 real estate programs are marketed in 2018 in the three poles of the commune: the city of Agde, the Grau d'Agde and the Cap d'Agde.

Prices in the new-build sector reach €7,900 per square metre in the seaside resort of Cap d'Agde.

3 building permits in the town of Agde are authorised for collective and individual housing in 2018.

As ahistoric port town founded by the Phoceans, the commune has its historic centre and the majority of the town of Agde in a zone of presumed archaeological prescription, which requires an archaeological survey before any construction on these sites. Archaeological excavations have been resumed in the Hérault river, near the centre of Agde, and have discovered traces of habitation dating from the Bronze Age.

Additional construction costs to be taken into account in Agde

Around thirty sites in the town of Agde are polluted or potentially polluted and will require a study, or even soil decontamination before construction.

Sites are located on quarries along the Hérault River, near the town centre of Agde, and near the Cap d'Agde International Golf Course. Real estate projects on these sites require the cost of making the land safe.

An additional construction cost is to be considered for real estate projects in the commune of Agde, specifically on a major part of the cité d'Agde and Cap d'Agde, which are based on clay soil.

With a termite infestation level of between 50% and 75%, any property project in the commune of Agde will require a termite survey or even a termite control treatment.
