Chartres Métropole: 4 new bus lines with dedicated lanes to attract 1000 new inhabitants per year

700 new homes per year until 2040

At the beginning of the 21st century, Chartres is losing inhabitants to the benefit of the communes bordering the Metropolis, which are seeing their population grow. To remedy this, the Schéma de cohérence territoriale (ScoT) is being revised in 2018 to take into account the accession of 59 new communes.

Six communes around Chartres concentrate the majority of the inhabitants, i.e. 70% of the population, namely Champhol, Mainvilliers, Lucé, Lèves, Luisant and Le Coudray. In the past, 80% of the territory's construction was carried out in these seven municipalities, also known as "urban centres".

For 2040, the ScoT's housing creation objective is set at 677 housing units per year in order to accommodate 22,000 new inhabitants , i.e. 1,000 new inhabitants per year. The total population of the Metropolis should then reach 160,000 inhabitants by 2040.

 

The future bus network will concentrate the creation of new housing

To give itself the means to achieve its ambitions, Chartres Métropole is investing 70 million euros in its future bus network with reserved lanes , the first of four lines of which will open this year. It will serve residential areas as well as Chartres railway station, Chartres Hospital, the Chartres Hospital Centre, the Saint-Louis Coudray Hospital, the Louis Pasteur Hospital and the Aligre and Marie-Thérèse residential facility for dependent persons (EHPAD).

It will also serve economic activity zones such as the headquarters of the "Cosmetic Valley" technology park, which is located in Chartres. In 2015, the new production site of the Guerlain company moved to the east of the city. This new frequent, fast and reliable transport network will make the companies in the area more accessible and attract new ones.

Feasibility increases significantly in areas within 500 metres of the future bus route. The areas around the future bus routes will be redeveloped: cycle paths and pedestrian routes will be created before entire districts are redeveloped.

 

Two ZACs in the East to create 5500 homes

  • the Beaulieu district ZAC: created in 2012, it plans 444 demolitions to create 2,000 new homes on 155,000 m² of floor space. Shops and facilities will account for 3,000 m² of floor space.

  • the Plateau Nord Est ZAC: on 283 hectares, 200,000 m² will be reserved for offices and shops, and 3,500 housing units will be created.

A new section of motorway will serve the east of the metropolis

In order to provide the best possible service to the east of the city, which is developing strongly, an eastern bypass of the motorway is planned for 2027. It will fill in a missing road link in a major traffic route from the North to the South of Europe. Near this axis, there will be numerous real estate opportunities.
