A PLUi that encourages construction in Grenoble, Meylan and Sainte-Égrève

Grenoble-Alpes-Métropole's inter-communal Local Urban Plan (PLUi) was approved at the end of 2019.

It aims to build as close as possible to the city of Grenoble, which concentrates the majority of jobs, in order to avoid using natural spaces. Housing construction will be encouraged along the A41 and A48 motorways. The peripheral towns will see their constructability reduced in favour of the towns closest to Grenoble, such as Meylan and Sainte-Égrève, where entire districts are now open to housing construction.

Between now and 2030, the Metropolis wishes to build 31,000 housing units , i.e. 2,700 units per year, in particular by increasing the density of the districts crossed by the tramway. The tramway network, currently made up of 5 lines A, B, C, D and E, should be overhauled with the creation of new lines and the extension of existing lines.

 

Vertical densification around the main axes

The height of construction explodes in Grenoble around the main axes:

  • Along the D1075, the regulatory height doubles (x2)
  • Along rue Claude Genin, the regulatory height increases by 50% (x1.5)

 

Two sites now open for housing construction

  • Berriat - Chorier: half owned by private individuals, along the rue Diderot, 1.6 hectares of the site previously dedicated to economic activities now authorises the construction of housing provided the site is cleaned up
  • Saint-Laurent: half owned by the municipality, along the Quai des Allobroges, 1 hectare of site relaxes its conditions for housing construction. The hectare is located in an archaeological excavation zone.
