La Rochelle PLUi: 4700 plots of land affected by changes in constructability

Decided on 24 January 2019, the new inter-municipal Local Planning Scheme (PLUi) of the La Rochelle agglomeration affects 4700 plots in the commune of La Rochelle.

3 more floors are now possible for buildings located in the main boulevards

Mainly located on the main roads: boulevard André Sautel and boulevard de Cognehors, the plots of land allowing an increase in the frontage of the buildings have their maximum height increased by 2 to 3 levels.

In the residential area of La Genette, which is very popular with developers, with prices rising to €5,800 per square metre, 1 hectare of privately owned commercial property is gaining 3 levels in maximum permitted height.

3 hectares are now open for housing construction

Near the Saint-Louis Hospital, 2 hectares owned by private companies are now open to housing construction with an increase in the floor space and height authorised for construction.

To the north of the railway lines and a few minutes from the Île-de-Ré bridge, 1.2 hectares are now available for housing. Formerly a flammable liquid depot site, the affected plot will have to be cleaned up before construction.

On the other hand, some suburban neighbourhoods on the outskirts of the city have seen their constructability decrease significantly

In the suburban areas at the edge of the town, the plots provide for a reduction in the floor space and maximum height. Opposite the runway of the La Rochelle-Île de Ré airport, a former urbanised hamlet has been reincorporated into an agricultural zone.
