Montpellier: 49 plots of land see their constructability increase tenfold following the latest modification of the PLU

The Près d'Arènes district is being converted into a residential area

New land opportunities have arisen thanks to the 29 March 2017 modification of the Local Urban Plan (PLU) of Montpellier Méditerranée Métropole.

In the Près d'Arènes industrial zone, which is being converted into a residential area, 49 plots have seen their authorised floor area increase tenfold thanks to :
- a now unregulated construction strip (previously 20 metres maximum) opening up the possibility of building in the depth of the block, i.e. at almost the maximum depth of the plot
- a height increased from 16 metres to 19 metres, which now allows for 6 levels instead of 5 on these plots, taking into account the dimensions

These plots benefit from the 5.5% VAT rate, a reduced parking requirement as they are well served by the T4 tramway, and will require a mandatory soil survey as the sites are identified as potentially polluted.

A growing neighbourhood that attracts a more affluent population

The Près d'Arènes district, which is currently undergoing strong demographic growth and gentrification, will extend Montpellier's city centre southwards beyond the Saint-Martin and Aiguerelles districts, which already attract many families.
